Ayala Land strengthening transport, mobility systems

AYALA Land Inc. is strengthening transport and mobility systems across its estates to ease long commutes and improve access to jobs and services.

The property developer said mobility remained a key focus of its estate development strategy, with continued investments in transport hubs, point-to-point (P2P) services, walkable infrastructure and multi-modal connectivity.

The approach integrates residential, office, retail, institutional and open spaces within master-planned communities to reduce travel distances and support more efficient daily movement.

Beyond internal connectivity, the company said its estates were designed to link seamlessly with surrounding cities through organized transport systems that improve access for commuters and workers.

In Metro Manila, estates such as the Makati Central Business District (CBD) remain key mobility hubs, with the One Ayala Transport Terminal, P2P services and designated loading and unloading areas helping commuters travel more predictably while easing congestion in surrounding roads.

Nearby, Circuit Makati continues to function as an arts and culture district, supported by transport facilities that accommodate workers, visitors, and event-driven foot traffic from its office, retail, and entertainment components.

In northern Metro Manila, Vertis North serves as a strategic gateway development, with access to major transport corridors and rail infrastructure, including MRT Line 3 and the upcoming MRT Line 7, which are expected to further improve connectivity across the capital region.

In southern Metro Manila, South Park District integrates transport facilities that support daily commuting within Muntinlupa and nearby cities, reinforcing Alabang’s role as a decentralized growth center outside of traditional CBDs.

Beyond the capital region, developments such as Nuvali and Vermosa are supported by transport hubs and P2P services connecting residents to Metro Manila and nearby provinces, enabling a balance between suburban living and urban employment.

Ayala Land said that decentralized, transport-connected estates such as Nuvali, Vertis North and Vermosa were helping distribute growth more evenly across regions, supporting long-term urban resilience.

In the Visayas, Cebu Business Park and Cebu IT Park continue to serve as major employment centers, where organized transport systems help improve commuter flow and reduce pressure on city roads.

Ayala Land added that its mobility strategy was designed to address first-mile and last-mile connectivity challenges by ensuring that transport terminals were within convenient walking distance of key destinations.

The company also underscored walkability as a core design principle across its estates, with wide sidewalks, shaded pathways, pedestrian crossings, and traffic management features that promote safer and more convenient walking.

Bike-friendly infrastructure is also being expanded across developments to support active mobility and provide more sustainable transport options for short-distance travel.

Ayala Land shares dipped P0.32, or 1.74 percent, to close at P18.08 each on Friday.
